Planning a patio in Darwin? Here are the questions we hear most: what it costs, which finish to choose, dealing with levels and drainage, how long it takes and whether it'll crack.

Size is the starting point, but your site usually decides the rest. A flat yard with good access is the easy case. If the patio has to step down from a raised house pad, or needs fill, a low retaining edge, extra drainage and a few steps, it becomes a bigger job, and some newer estate homes and cliff-top blocks around Nightcliff and Fannie Bay fit that description. Hitting ironstone while digging adds machine hours. Your finish matters too, as exposed aggregate and stamped concrete cost more than a broom finish, and tight access in older streets might mean pumping or barrowing. Once we've measured up, we'll show earthworks and concrete separately so your quote is easy to understand.

For most Darwin homes, we'd suggest a light broom finish or exposed aggregate. Both give you good grip when wet, which matters in a storm or in shady corners where algae and mould like to grow, and both hide everyday scuffs and spills. Stamped and coloured concrete look fantastic as a feature, but they need resealing from time to time to keep their colour under our strong sun. The one finish we'd steer you away from outdoors is smooth steel-trowelled concrete. It looks great in photos but turns slippery the moment it rains.

Yes, we can. Most Darwin backyards are flat, but a house sitting on a raised pad, a cliff-top block or a low corner that holds water all need extra planning. We build up or cut down to create a firm, level base, retain any edge that needs it, and sort out where the runoff will go. Drainage is the big one, because on flat ground monsoon rain has very few places to escape, and a patio that ignores this becomes a pond in the wet. Retaining walls over a certain height, or near a building or boundary, may need a building permit in the NT, so we check early with a registered building certifier or your local council. We can also build steps down to the garden as part of the same job.

For a simple patio, plan on roughly a week on site, sometimes a bit less, covering formwork, base prep, pouring, finishing and stripping the forms. It's the extras that add time, like bringing in fill, breaking through ironstone, building retaining edges or adding drainage and steps. Weather plays a part too. During the wet season we keep an eye out for heavy storms around pour day, and in the hotter months we start early and cure the concrete properly. You can usually walk on it after 48 hours, but give it about a week before moving your outdoor furniture and barbecue on. Decorative finishes need extra time for sealing, and we'll lay out the full timeline in your quote.

A few fine hairline cracks are normal in any slab and aren't a defect. As concrete cures it dries and shrinks a little, and that tension has to go somewhere. We handle this by saw cutting joints in a planned pattern, so cracks tend to run neatly along a joint instead of across the open slab. Bigger structural cracks are prevented underground, with proper digging, a well-compacted road base and steel reinforcement. A lot of Darwin soil softens when it's soaked through the wet and firms up again in the dry, and solid preparation underneath keeps your patio in one piece instead of breaking into sections that move separately.
