It really depends on how healthy the slab is structurally. If the ground underneath is stable, the steel is sound and the damage is on the surface, like stains, shallow cracks or a worn finish, repair or resurfacing can give you many more years for much less than a new slab. Shallow flaking, often called scaling, usually means the top layer is weak. If too much water went into the mix, the surface was overworked during finishing or it dried out too fast in the heat, the top ends up soft. Years of tropical rain, strong UV and, near the coast, salt air then wear it away, and unsealed concrete cops it worst. Deeper damage that follows the reinforcing bars and shows rust stains is a different problem. There, the steel is rusting, swelling and pushing the concrete off from inside. To fix that, we expose and treat the steel, then rebuild with repair mortar, because a thin skim coat would just fall away.

Almost always, the problem is underneath rather than in the concrete. Typical causes include water slowly washing fine material out of the base, poor compaction when the base was laid, loose fill over an old trench for pipes or cables, or clayey ground shrinking as it dries out over the long dry season. Where it sinks is often a clue. A low corner near a downpipe or a cracked stormwater pipe is a strong hint. We check what is happening below before we bring the level back up, because lifting or relaying a slab over a void or an active leak will not last.

Usually a little, at least to start with. Your existing concrete has weathered and faded and picked up years of staining, while new repair material starts off lighter and cleaner. The difference softens with time but rarely vanishes completely. If the repair is somewhere prominent and looks matter to you, there are options. You can accept the contrast, have the repair mix tinted closer to the surrounding concrete, or coat the whole surface afterwards so everything looks uniform. We go through these choices with you before we start, so there are no surprises.
